Located near Callaway Gardens and the town of Warm Springs, this 10,874-acre park – Georgia’s largest state park – is deeply rooted in the historical era of four-time President Franklin D. Roosevelt. Several structures were built by Roosevelt’s Civilian Conservation Corps during the Great Depression. Dowdell’s Knob, Roosevelt’s favorite picnic spot, overlooks a sweeping view of the valley below.

Camping
40-Foot Campsites
Holds 1 tent, 2 tents, a pop-up trailer, or a trailer/motorhome up to 40 feet. Water, 20/30-amp electric, picnic table, grill and fire ring. Comfort station with washer/dryer, no cable. Maximum 6 people and 2 vehicles per site. All sites first come, first served. Wooded and mostly shaded, within walking distance of the lake.
Group Camps
Reminiscent of summer camp, perfect for large youth gatherings. Rustic “cabins” with bunk beds, large kitchens, dining/assembly rooms, hot-shower restrooms and activity areas. Linens not provided. Not reservable online – call 1-800-864-7275. Minimum stay 2 nights, deposit required; cancellations need 6 months’ notice or a $50 fee applies.
Backcountry Campsites
Up to 15 people and 5 tents per site, no facilities – water must be carried in or gathered and purified. No vehicle or bicycle access. Located along a 23-mile trail. Arrive at least 2 hours before dark; no permits for night hikes, and no camping outside designated sites.
Pioneer Campsites #1–#4
Primitive, rugged sites for groups only, 10-person minimum. Each is located by itself with water but no electricity, plus pit toilets, picnic tables and a small shelter. $15/night minimum plus $1 per person per night over 15. Check in at the park office before setting up; open for tent camping only, near Pine Mountain Trail access.

Cottages 1 & 6
One bedroom, sleeps 2 (one double bed). One bath, shower only. Bed & bath linens provided, fully equipped kitchen with coffee maker & microwave, two fireplaces (wood not provided), heat/AC. No TV, no phone.
Cottage 2
Older stone one-bedroom, sleeps 3 (one double, one single bed). One bath, shower only. Linens, kitchen with microwave & coffee maker, two fireplaces, heat/AC. No TV, no phone. Located on top of the mountain.
Cottages 3, 4 & 8–11
One bedroom, sleeps 4 (two double beds). One bath, shower only. Linens, kitchen with coffee maker & microwave, two fireplaces, heat/AC, screened porch. No TV, no phone.
Cottage 5
One bedroom, sleeps 5 (double & single bed in bedroom, double bed in living area). One bath, shower stall only. Linens, kitchen with coffee maker & microwave, fireplace, heat/AC, screened porch. No TV, no phone. On a hill above the lake – more isolated than most cottages.
Cottages 7 & 12–16
Two bedrooms, sleeps 6 (double & single bed in each bedroom). One full bath. Linens, kitchen with microwave & coffee maker, fireplace, heat/AC, screened porch. No TV, no phone.
Cottage 17 (ADA)
Two ADA bedrooms, sleeps 8 (two double beds per bedroom). One bath with accessible shower unit. All linens provided, kitchen with coffee maker & microwave, fireplace, heat/AC, screened porch. No TV, no phone.
Cottages 18–21 (ADA)
Two bedrooms, sleeps 8 (two double beds per bedroom). One bath. All linens provided, kitchen with coffee maker & microwave, fireplace, heat/AC, screened porch. No TV, no phone.
Cottage 22
Located at least 4 miles from any park activity. Three bedrooms, sleeps 10 (master with king bed, second bedroom with 2 queens, loft with 2 queens). Four full baths, linens provided, kitchen with microwave & coffee pot, fireplace, heat/AC, open porch, parking for 4 vehicles.

Group & Picnic Shelters
Group Shelter
Enclosed shelter below the Lake Delanor Dam, heat/AC for year-round use. Tables, chairs, restrooms, stove, refrigerator & sink; a BBQ grill sits in a shelter next door. Maximum 30 vehicles. ParkPass required.
Picnic Shelter #1
Open-sided covered shelter near the pool, seats 50. Restrooms, water and electric outlets, grills nearby, plus a fireplace. Playground and ball field next to the shelter. Difficult to reach for wheelchairs and elderly visitors. Maximum 30 vehicles. ParkPass required.
Picnic Shelter #2
Open-sided covered shelter below the Lake Delanor dam, seats 50. Grill, electric outlet and water; near the playground, lake and a hiking trail. Wheelchair accessible with a concrete sidewalk from the parking lot. Maximum 30 vehicles. ParkPass required.
Reservations & Cancellation Policy
Cancellations must be made at least 3 days before arrival to receive a refund; a cancellation/handling fee applies per reservation. Changing your arrival date less than 3 days before the scheduled arrival counts as a cancellation and forfeits the deposit.
7–14 Day Cottage Reservations: Cancellations 30+ days in advance receive a deposit refund minus the cancellation fee. Cancelling less than 30 days but before 72 hours of arrival: request a refund in writing; if the cottage is rebooked for the original dates, you’ll receive a full refund minus the cancellation fee. Cancelling within 72 hours of arrival forfeits the one-night deposit. Deposits are required for all reservations and are posted when the reservation is made.
Check-In/Check-Out: Check-in is between 1 p.m. and 10 p.m.; check-out is before 1 p.m. Campers must register and present a reservation confirmation before setting up. Not arriving on the first night of your stay counts as a no-show – your reservation is cancelled and the deposit forfeited.
Reservation Changes: One change is allowed at no charge with 3 days’ notice; additional changes incur a per-reservation handling fee.
